How It Works

  • What documentation do you provide for HOA board approval?

    We arrange design drawings covering court dimensions, surface slope, drainage provision and material specifications. The written scope lists base preparation, surfacing, fencing, lighting and line marking as separate line items, giving the board a reviewable package without requiring additional back-and-forth.

  • How do you handle Loudoun County’s clay soil under a shared court?

    Clay-heavy soil retains water and shifts under freeze-thaw cycles. The builder specifies sub-base compaction depth and drainage provision for the site’s actual soil conditions, preventing base heave and surface cracking that would otherwise appear within the first two seasons.

  • Can you install multiple court types on one site?

    Yes. Pickleball clusters, tennis courts and basketball courts can be combined in one project. The available site area is measured and assessed against your sport mix before any layout is finalised, so the configuration fits the space without compromising regulation dimensions.

  • What happens if we delay starting the project?

    Delaying past the dry season means construction may fall into wet or frozen ground conditions. Clay soil that is saturated or frost-affected cannot be compacted to the required depth, which forces a postponement or risks a sub-base that fails prematurely under daily use.

  • Is a final walkthrough included before sign-off?

    Yes. A walkthrough with the facilities manager or HOA representative is part of every project. Surface drainage, line placement and fencing alignment are checked against the agreed specification before the courts are handed over for community or student use.

  • How long does the evaluation and scoping process take?

    After the on-site visit, we produce the design documentation and itemised written estimate for your review. The timeline depends on site complexity and the number of courts, but the documentation is structured to move through board review without requiring repeated revisions.
